We first engaged L4A three years ago and have been delighted with the service which has been down to earth, efficient and personal. Craig provided invaluable support in assisting us in negotiating the purchase of a subsequent acquisition and getting the property ready for letting. So far we have experienced no voids periods with either property and will certainly be looking to use them again for any future acquisitions. This contrasts with another agent we have used for some time to manage an earlier acquisition, a larger regional firm that targets us with frequent marketing hype saying how wonderful they are but their service lacks that personal touch and no dedicated contact person.Since selling out to Edward Mellor the standard of service is no where as as good. Their financial reporting is a shambles, and service impersonal. Thinking of moving to another agent.

We tried to purchase a property from them. But they employed dishonest practices and despite us having everything arranged, we lost the property to another buyer. This should not happen once sale has been agreed. The way myself and my wife were treated by them was heartbreaking. Just thrown cheap lies and excuses. I have vowed to NEVER deal with them ever again. Now that I have a property to manage, despite them being so close to me, I have chosen a company much further away than deal with them again. So their lack of scruples and disrespect certainly lost them my subsequent custom. AVOID this lot!!!

I agree with Alexander McIntyre's review above in content. I have had exactly the same issues with this company. They are slow to follow up on anything and you have to chase up issues yourself.On the day I moved into the property it was absolutely filthy. It had not been cleaned at all since the last tenant including dirty pots in the sink and an unflushed toilet. When this was reported to the agency they said they cannot get anyone out until the Monday, which was 3 days away. I was forced to clean the flat myself.In later days I have been having issues with pests. This has been ongoing for 3 months and nothing has been done. They keep sending around a pest control service who tells them work needs doing on the flat and then I never hear back from them.Unfortunately I will be moving out due to this pest problem and the terrible attitude of this company. They have no empathy or care of the tenant at all and seem to think that dealing with essential repairs is a favour to the tenant.

Worst company I have ever had to deal with who only care about robbing money from young families deposits.I warn anyone to stay well clear.After 2 days of cleaning the house to an exemplary standard they tried to take £230 from our deposit.Luckily the dps has seen through their lies and we’ve got our money back!!!They ignored us for weeks about a radiator falling off the wall and it was only fixed about 4 days after it nearly hit our baby when it completely fell off the wall.Lee who works there is the rudest person I have ever come across And should not be working with the public.The whole company are liars, rude and could not care less about the tenants.

I highly recommend L4 A Lettings!!!After becoming fed up with the poor service and high fees from Reed Rains; I decided to switch to L 4 A lettings. On the switch over, everything in my flat seemed to break or was already broken when the previous tenant moved out. L 4 A sorted out all the repairs, cleaning etc extremely fast and I would say much more economically than Reed Rains would have done. There has been no breakdowns in communication with in the office unlike Reed Rains when each department failed to talk to one another causing duplicate correspondence or issues that needed to be resolved left not done. I am so glad I switched L 4 A; I just wished I would have done it sooner

I have used L4A twice to find a tenant suitable for our 4 bed property. Both times they have found high calibre, working tenants. As a landlord they keep you informed throughout the process and do all the relevant financial checks and the viewings. They really take the hassle out of finding a good tenant. All of the staff have a good knowledge of the pitfalls of letting properties and offer sound advice. I like the fact they give you their opinion based on their experiences. A great independent letting agent.

I have recently swapped from a major high street agent to L4A Agents & the are brilliant, the staff, the customer service has been fantastic they made it easy, stress free & found tenants quickly without any fuss. They have run rings around the previous major high street agent I used. I will add another review when I have gone through the whole process of tenants leaving. As an overview so far great & would recommend.

I have used L4A for over 5 years now to let and manage my small portfolio of properties. They are extremely professional in their dealings with me and my tenants and I feel I can leave the running of the business in their capable hands. Any issues I have ever had over the years such as ongoing repairs, have always been dealt with quickly and amicably with my tenants. I can strongly recommend using this Agent both from the perspective of a landlord and a tenant.

I've been using L4A for Approximately 4 years now. I think they are a fantastic team. They are always friendly and approachable. They are always on top of managing my properties. They are very professional in their management with tenants and landlords alike. They are always on hand for help and advice. I have no issues recommending L4A.

I use L4A to manage both of my properties and have done so for a number of years. Nothing but positive things to say about them.
