I would strongly advise you do not go anywhere near them because they are nothing but stress. They take months to send out forms, they lie and make stuff up. They have so much faffing around and they are so slow. They don’t even know what’s on their own tenancy contracts. Constantly trying to take money away from you. They make so much stuff up and you need to be able to catch them out on their own lies.

Do not sign with this agency! You will not see your deposit back and asked for more money, when they didn’t provide us with proof of documents or invoices, threatened us with going to court and debt collectors!!! Do not sign with them

The worst agency you can get DO NOT USE THEM WHAT SO EVER. Refuse to provide invoices. They don't even know the numbers themselves as they contradict what they say is owed on multiple occasions. Ignore calls and emails. Staff are rude and unhelpful. Property was dirty on arrival.

The worsttttt agent to exist ! If I could rate 0 star I would. Traumatising experience with them. They are an agent who are actively scamming vulnerable students in Canterbury. Manipulating and scamming students to pay for services that simply doesn't exist. They have also not given back my deposit since my contract ended in the summer. AVOID AT ALL COSTS. They will lie to you, to take money from you and scam you.

Terrible agent to deal with! I arranged an appointment to view a property they left me wiating outside and didn't turn up or even call me to say they were late or not comming. I phoned and re arranged for a second day and again they did not turn up or phone me. I ended up knocking on neighbours door and luckily got the direct contact details of the Landlord to deal directly. The landlord was shocked and angry at the awful business attitude of this agent If your a landlord or prospective Tennant in my opinion you should go elsewhere and don't waste you time or money dealing with Abode Estate Agents

A-V-O-I-DMy landlord decided to rent the house where I used to live through abodeThe agreement with them was if I could find new tenant they were able to accept petsSo I provide them new possibile tenants ready to come and view the houseAnd they keep rescheduled or canceling appointment with themThe last time this happened they contacted two hours before the appointment one of the guy who was interested to rent one of the room saying they already rented the house to someone who contacted their agencyThis guy message me for letting me know and I was surprised and disappointedThey didn't even bother tell me and my flatmate they rented the house to someone's else which cause that to look last minute for somewhere to liveI discover that from a stranger!

Honestly have nothing bad to say about Abode so far. The move in process was simple, everything was taken care of. Anytime I have called them about an issue, they answer pretty much immediately and it is resolved as soon as possible. The staff are avsolutely lovely.

If I could give them zero, I would. They conducted viewings at my place with no formal notice ahead - they opened the door, came in with a stranger, and showed them our apartment while I was home, without telling us ahead. This is absolutely not okay. When I confronted them about it, Ellie in particular is the most unprofessional, nonchalant rep I’ve ever met in my life. When I confronted, she lied that she had emailed us and given notice, and when I asked for proof, she was unable to provide any.In some ways, they’ve been fair, in terms of maintenance and repairs. Rachel in particular is always helpful, and apologetic.But this particular experience has left me feeling violated in my own home, as they literally barged in with a stranger.

Before Tenancy: Contract process with averagely good with lots of regulations. House was not in standard shape of cleanliness. Note that they rarely offer modern houses. Mostly shabby old and poorly maintained houses.During Tenancy: Fairly responded to calls, very nonchalant about bills (note that if your house is bill exclusive, they don’t give a damn or even know the energy supplier). They even tried to accuse me of not paying rent and did not apologize after proof.After Tenancy: It’s been 33 days now after move out with no sign of deposit return. Keep being slow and avoiding to drive the refund process.If I could rate a 0, I would. As an incoming student in the area try to avoid them as much as you can. Trouble, unprofessionalism, laziness, dishonesty is their watchword. Nonsense bunchQuick Update: After extreme follow-up, Deposit was returned after a whooping £346.68 was deducted for cleaning and £26.68 for 1 toilet seat. Since October 2023, they refused to provide invoice/receipt for these expenses they claim to have incurred. Bunch of pathetic SCAMMERS!

I'm giving 1 star because 0 is not an option. Terrible and arrogant staff that makes you regret that you have signed a contract with them in the first place. Exploiting students by lying to them about what appliances will be in the house, and openly breaking the law by letting other people sign on my behalf without any authorisation. Obviously, do not expect to see your deposit at the end of your stay - they will make excuses to take it all.
