no letting agents are perfect and neither is Genesis City. But they have been very accommodating to my urgent needs and full credit goes to Jacqueline for being one of the best agents I've met so far.The maintenance team is efficient as well and replied to my emails.yes there are times when it's hard to reach them thru calls & emails but since they're busy, a little understanding and persistent can def help you get thru! :)

AVOID. Poor services, lack of normal facilities that other agencies have (like access or membership for Rightmove). They can’t plan a viewing properly and are unprofessional in their communications. They argue with you when things go wrong due to their own shortcomings. It’s just a random “company” behaving like a letting agency, and doing it as cheap as possible. Avoid avoid avoid.

We could list all the issues with this agency. I want to direct this at their call representative Sinyee who has backtracked her words numerous times and been nothing but unprofessional. There was a clear agreement she had abided to via call when they first took over and having moved now (end of tenancy) they are claiming I owe rent. This was not the case as there’s several receipts stating the issue that occurred and how it would be resolved. One week it was ‘contact “old agency” myself’ to sort out the money they were owed but based of contractual obligations written in their clearly that rent reduction for any periods that the property is inhabitable. We had all come to an agreement this was the resolution old agency and Genesis themselves but towards the end of my tenancy they brought up rent arrears. Take into account during their takeover not once was we sent rent reminder, notification nor the account to send ‘rent’ to. She coincidently spoke to the old agency who ran the property before their takeover and said my deposit which was never put in any DPS by the old agency and Genesis was being held, (she had told me back in MAY, that they had been given everything with the deposit) because of this rent arrears. Both agency don’t pass the details of the landlord so leaves you in a situation where you can not do much but go through them and they don’t pick up… They let the phone ring through and eventually start hanging the call instantly. Unfortunately these agency don’t care for you and if your a university student like myself, avoiding them will benefit your mental state in the long run. DISGUSTINGLY UNPROFESSIONAL.

Genesis City took over from another letting agency for a property I rented earlier this year in Manchester. They had very limited communication with me since taking over, and didn’t even know what my flat number was when they provided rent bills.It also seems they didn’t have good communication with the old letting agency they took over from, since months after moving out of my old property, I am still waiting for my security deposit to be refunded.Furthermore, after leaving the property, I was informed that a meter reading would be completed by Sinyee to terminate further energy bills frommy provider. Next thing I know, I get a call from my energy company informing me that I owe them £70 as Genesis City failed to close my account or inform them of my departure!I have never encountered so many problems with a letting agency before, nor have I encountered such unprofessionalism when dealing with my enquiries.I would not recommend this unprofessional service to anyone looking to rent in Manchester.

Agent booked us in for a viewing 2 days ago at 10am. There were more than 20 people waiting outside the property just like us in FREEZING COLD for a whole 40 mins. Not telling us what’s going on!!!! Did not show up in the end!!! They’ve rearranged for another viewing with us 2 days after which is today at 10am, and is now 10:15 am..LATE!!!!!! Called the office no one answer and I just found out they open at 10.30am so no one answer the call! Avoid this agency. It is utterly UNPROFESSIONAL!!!!!!!

WARNING - RED WARNING - DO NOT USE GENESIS ESTATE & LETTING AGENTSI deplore anyone from using Genesis Estate & Letting Agents from Sellers, Landlords to Buyers and Renters/tenants. Myself and my partner had a dreadful experience from start to end. I’d be filled with guilt if anyone had to experience the level of service we have received without giving this warning first.We arranged a viewing to rent a house as tenants. The estate agent didn’t have any information on the property, didn’t know any details and couldn’t answer our questions without going back to the office first.At this point we should have walked away and not proceeded any further. However, as the market was quite aggressive we agreed to rent the property.When we went to go collect the keys, they made out all the keys for the property were available.We drove to the property excited to move into our new house, we had no keys for the back doors. Meaning in case of a fire at the front of the property - we had no alternative exit to save ourselves.We went back to the estate agent that was a 30 minute drive away, to be told they didn’t have anymore keys for us and we must have got it wrong. In the end, they had to give us the set they hold spare.They did not provide us with a detailed inventory of the cleanliness/maintenance of the property, this was a ‘check in video’ which was basically someone walking round with a phone making a basic video of each room.Will come back to this later.We had to request maintenance repairs to be fixed at the start of our tenancy and the kitchen cleaned as this was filthy (again, will come back to this later)Trying to communicate to with anyone at Genesis is a nightmare, both myself and my partner sent emails with the other CC’d in for communication and they couldn’t respond to both of us - either one or the other.At the end of 12 month tenancy we were fed up, our deposit agreement stated our tenancy was for 6 months, not 12 - which was correct.Could not get any responses to emails asking if we were to extend what would we need to do.So we’d rather experience the stress of moving again, than stay with Genesis.We got a professional cleaning company in to do an ‘end of tenancy clean’.At this point I assume the landlord got fed up of Genesis to, as the property was listed with another Estate Agents and they did a proper, detailed check out inventory.The light on the extractor fan above the cooker which was missed by our cleaning company was highlighted as needing a ‘light clean’ was charged to our deposit at £84!!! £84 for a light clean, absolute scammers.The best part is - the extractor fan was one of the areas we sent that showed the same level of uncleanliness at the start of our tenancy.Luckily I had evidence of all these requests, I requested Genesis to remove this charge with the evidence provided.They declined and said it was ‘the best interest of the landlord’.Safe to say, I provided this evidence to the Deposit Protection Scheme. Lo and behold, Genesis removed the charge!!!!!No one would pay me to ever, ever, ever use Genesis again. I’d rather live in a shed in the middle of nowhere than have to deal with this Estate Agents again.Please think long and hard before using even considering contacting Genesis Estate & Letting Agents.

Very professional establishment. One of the agents said his name was keshawn was very helpful. He sorted my maintenance out and was very easy to talk to. Wonderful lad!

Extremely poor service. I would say they have no service, and don't understand what professionlism is. We had a viewing booked and then we arrived to the property but they didn't show up. I called them and emailed them. Nobody answered the phone or replied until I travelled back from Sale to Manchester. Just wasted a half day of my. We agreed to book a second viewing, they were late and said he was told to be there between 10am and 11. Ridiculously we were informed of the time at 10. We tried to understand and made an application: on the form there was no space to explain how we want to rent for 6 months at first followed by rolling contract. so we put 12 months. We thought better to explain this by talking. They sent me an email around off-work time on Friday re paying holding deposit in 24 hours (so I supposed they would work on Saturday). In paying this, my Bank reminded me of a risk so I didn't pay at that moment. Instead I sent an email to check, but it's Saturday. Clearly no reply from them. I didn't expect a reply. Then they called me and confirmed okay to pay, just let me ignore the risk. I recall I haven't talked the tenancy issue and want a check. They just said I pay for it, or it will be let to others as the landlord won't consider 6 months. Coco, please look back all these, do you call this a communication????? For me, it just a really bad quarrel, making all angry and wasting time and money. 1000% not recommend them to any tenant!!!

This is a very poor Letting agent they request I pay a holding fee of £170 which I did for checks and they never got back to me again for over two months I have sent several mail with no reply made several calls no head way they even stopped picking up and now they blocked me from calling them.Please if you don’t have a house to give me kindly refund my money immediately as I can attach the payment evidence and mails I have sent.Musa Mohammed.
