An outstanding B+B, one of the best of the many I have stayed in. Situated in a wonderful quite, peaceful countryside location with a breakfast that is excellent and with easy access to main roads to travel around East Conwall or West Devon

SMEATON FARM DO NOT DELIVER WHAT THEY PROMISETHE GOOD.The farm itself was in a stunning location, and although the room was tired and needed updating, it was extremely clean and replenished daily with clean towels - tea/coffee facilities etc. And the breakfast was fantastic.We had pre ordered dinner for 3 nights a week before arrival, to make sure my wife’s diabetic needs for wholesome farm food was catered for, due to AA DinnerAward with extensive menu advertised @ Smeaton (photo).THE BADAlthough not their fault, they do not pre warn you about the narrow roads leading to their farm, with brambles & thick foliage, as we had a brand new Audi Q7, large & particularly high value, the car is as wide as the roads (photo). You are in trouble with oncoming cars, and definitely a NO NO to go out at night or travel to find this place in the dark.THE UGLY.As we said, we had pre booked dinner.For the first night, we were told pork would be served , so no choice, charging £30 pp- offering us the cheapest meat they could get away with on their menu, for more profit. We were agreeable, so as not to cause a fuss.The second night they had already informed us that they were off to a farm show, so no Dinner served, and we were directed to a local pub. this they do on a regular basis (reviews) . And once again had no choice, but to agree.On the 3rd night too we were told No Show for Dinner, leaving us in a predicament to try and find somewhere to eat in the afternoon, as we knew we could not venture out at night, leaving my wife vulnerable @ eating snacks we had carried.We were only told about No Dinner once we had paid up, otherwise we would have not booked this place.Whilst we were there, I emailed the owner to inform him that, the pub’s around the area, were not suitable for my wife and that we were struggling to find healthy food, giving him the opportunity to redeem himself, but nothing phased him , instead directing us to a Michelin Restaurant which was condensing, as all we wanted was something healthy to eat as advertised by them.We were not even offered a sandwich, which we would have paid for, or use of their kitchen facilities or fridge to store any food we may have purchased from outside.The lack of Empathy and Care was shocking to say the least -see other negative reviews) as it clearly shows they have treated other guests badly going back years.Our issue is: Stop enticing people into staying with you, using your AA Dinner Award and packed picnic , (photo) which you cannot be bothered to serve and proudly advertising it at your front door. Menu simply there to capture our interest.Reviews (excerpts) from other guests:The only thing that let us down, was the reception on arrival. I was greeted with no smile, and when asked about evening meal, i was directed to the local pub, despite the website advertising food..We were not treated with a friendly smile . Worst place we have ever stayed for service.Rest of the family rude.they never smiled, served us looking grumpy & clearly do not enjoy running the B & B .And it goes on & on, other guests having similar experience as ourselves. Once money taken, they make you uncomfortable enough, that you want to leave as soon as possible. We did not have to be asked twice. We were out of that door first thing in the morning.Since this review on Trip Advisor, Owner Richard, has answered us back in a private email calling us Liar’s & the rest, knowing full well we had no right of reply on TA & threatening us with Litigation for simply giving an honest constructive review. He was quite happy to take the good part of our review but totally unable to handle the rest. At no time did he address, any of our concerns, simply stating that it would affect his business. If ours was the only bad review, we could simply put it down to the fact he was having a bad day. But this seems to be the norm for Smeaton Farm. Let us assure you, that you will not get a warm welcome at Smeaton farm, once your credit card details have been taken. Worst place we have ever stayed.

Gorgeous setting, glorious breakfast and wonderful service. Honestly we couldn’t have met more friendly people. Coming back as soon as I can!

What a gem! We spent a few weeks travelling in the UK and this was by far the best b&b we stayed in. Richard and Sarah were so accommodating, and the food was incredible. Sarah even made us a G&T to have in the garden which was extra special. We hope we can return one day!

Lovely quiet location, room very comfortable, good choice at breakfast.

Lovely, spacious and comfortable room perfect for staying as a family and the farmhouse breakfasts are amazing!We stayed as a family, 2 adults and one teen in the Wisteria room which was lovely & spacious for 3 of us. We found Richard and Sarah to be very friendly and welcoming, nothing was too much trouble - from recommendations for places to go and finding us some board games one afternoon when the weather was horrendous. The breakfasts were amazing, fabulous quality and choice and truly set us up for the day. Our daughter was so pleased to be able to feed the lambs, donkeys and alpacas - it made her stay a memorable one. A rural location but very easy to get to get to the coast, the moors, National Trust properties and lovely walks along the river at Calstock.

We came to Smeaton Farm for a couple of nights away, and what a wonderful time we had. We really wanted to escape the city into the countryside. The views and the countryside were totally relaxing. Richard served brilliant English breakfast. We have already booked to come back!
