Imperial House

If I could give negative stars I would do so. From my experiences I would NOT recommend renting an apartment in Imperial House. The apartment block is managed by Imperial House Management Company. I would urge you to Google 'Imperial House Tribunal Decisions' to look at a recent court case (2019) and read paragraphs 41 and 42. The Director of the management company is also the landlord of many of the apartments.

Horrendous accommodation - visited a friend who was living here and the poor quality of the place almost broke them. The whole place stank and it was very dirty. Would not recommend to anyone

I visited friends here and there was a terrible smell in the corridor, possibly urine from sewage pipes? The building manager (Imperial House Management Company) clearly does not maintain it properly. I would not recommend living here!

For the beginning portion of our time here everything was okay - there weren't any real issues and management were quick to get back to us about any that did arise. However once management of the property was handed to Elaine Hunter at NEL, it's been dire. She ignores our emails for months at a time (I have currently been waiting at least three months to hear about the status of our renewed contract), and abbotfox employees entered our flat without permission using a set of keys in order to conduct viewings while we were at home even though our property was still occupied. This was due to Elaine not updating them on our contract renewal, however after I informed abbotfox that we still lived here, it happened again, meaning they are both at fault. When we contacted abbotfox they told us that it never really happened, that whoever knocked on our door" (even though they didn't) had simply made an honest mistake when trying to find a different flat (???)

Flats are nice but property management are useless and not able to be contacted - and the residents think it's acceptable to flytip with nothing being done about it

the letting agency (abbotfox) constantly let themselves into our flat for viewings after we already renewed our contract. when we sent a complaint about it, they denied this ever happening and ignored our emails (even though we called and they apologised and said our flat was on the market, despite us renewing it). wouldn't recommend lol :)

I lived here for almost a year and couldn't get out soon enough. As soon as management was handed to my landlord (who owns many of these flats as well as the buildings management company) I was repeatedly ignored when I reported faults. This meant I had no hot water coming out of my shower for months, and could only fix it by turning on all the cold taps in the flat. There's been vomit in the lift, which barely works most of the time. The corridors are so small it's impossible to move, as well as the ridiculous parking scandal - most of the parking spaces are given to the estate agents and you're fined for loading/unloading your furniture... As the building used to be offices there are less building regulations, meaning it is unbearably hot in the summer. The bins are always overflowing and attract seagulls. My bike was stolen from the secure bike storage". I'm glad I managed to move house as soon as I could."

Shocking and predatory attitude towards its tenants. Lift left covered in vomit, basic repairs left for months on end and tenants ignored. Ridiculous fines for minor parking infractions, and a biased, predatory appeals system that relies on tenants to give up the sheer will to complain so as to make money. DO NOT LIVE HERE.
