Worst accommodation in derby, do not book here as they will extort you for your money and have the gall to say they “haven’t got the time to deal with” the problem when you call to speak about £170 being taken from a deposit with no evidence or reason as to why. I had a large studio here which was the premier choice and over the year i underwent:Flooding which soaked my entire room and all my belongings with dirty water.Broken toilet seat and kitchen drawer which they would not fix all year (leading to £170 being taken from my deposit) .I was charged £500 more than agreed prior to my signing of the lease for rent which was due to the last manager leaving the company to work elsewhere without telling the company of the agreement on my tenancy. He later followed up with emails regarding my discount of rent specifically which were shown to me and then dismissed by mezzino (this also happened to many others).My motorcycle was stolen from the property (clearly not a safe residence)The radiator broke mid year and i was given a cheap electric radiator for most of the year whilst they never bothered trying to fix or replace my actual radiator (this was probably also taken from my deposit even though they agreed to have it fixed by February.)This place is a dump and on top of that the management have the audacity to make baseless claims of me “smoking illegal drugs in my room” for which they have no evidence for apart from the hallways smelling which i know was caused by my neighbour. Marionette also stated the walls were “yellow and stained”, which after discussing with the current resident and reviewing the photos taken i have concluded to be a complete lie. I take this as a serious personal insult and i don’t doubt these unsubstantiated accusations were attributed to my race as none of my white neighbours’ deposits were taken from and they didn’t even receive complaints as my door would always be the only one knocked on to give warnings despite me doing absolutely nothing.When i enquired about where my deposit money went Marionette (property manager) blatantly lied to me and said they had to “repaint” the whole room when my friend is currently living in my old room and she says no such work was done.After discussing with my friend and the current resident of the room i have come to find out that they did not repaint a thing and no such complaints were made by her about the condition of the room and the radiator is still broken.Do yourself a favour and do not book here for the year as there are many better options that aren’t extortionate like this cesspool they call a “luxury accommodation”You wanted it in writing? There’s your writing marionette (the rude and inhospitable property manager).

Love this accommodation, management are great.

I had a very peaceful experience here overall and the building is very luxurious and a good value for money. Initially there was some faults however the building was very new so it was expected. Mistakes have to be made to learn from them and improve. I was very impressed with how quickly and efficiently they fixed the problems mentioned while asking for constant feedback on how they could improve. The staff were also lovely, life as a university student isn’t always easy so when someone greets you in the morning with a big smile on your face, it makes your day that bit better.

My daughter was looking forward to staying at this accommodation because when we came to look at it at the start of last year i was pleasantly surprised with how everything looked and management seemed nice. However, moving in was a completely different story as she had issues from the first week of her moving in such as furniture breaking through the most minimal contact, floors being flooded due to structural issues and the radiator had stopped working part way through the year. There were also electric fobs that gained access to the rooms and to the min building, but these were often faulty and my daughters as well as others she would tell me would lock them out of their room due to the battery running out. I had tried to come forward to Marionette and other members of management about these problems but i was constantly ignored and my problems were pushed to the side, this became an issue as she was moving out because even though she and myself had told management about the problems in her room they felt it was necessary to take her deposit to fix these issues even though they were through no fault of her own. I felt like i had let my daughter stay somewhere where the students well-being and comfort were not top priority and it seemed very much like another company trying to squeeze as much profit out of students at they can whilst giving the most minimal and basic living facilities. Marionette as the property manager should have been 100x more helpful than she was and she should not be in a student facing role if she cannot even talk to students and address the problems in a professional and courteous manner.

Went for a viewing and was very impressed

I stayed at this accommodation last year and am still trying to recover the financial loss wherein when I initially applied to live here I was given a discounted price for a 47 week contract but management changed and this completely went out of the window without my knowing - this led to me being extremely stressed about affording rent as we had discussed a discount that the new manager had refused to take into account. Even when i moved in, the room looked nothing like the pictures i had seen they were extremely small with little to no space considering it was a studio and the whole room had a plasticky feeling that made it impossible for me to feel at home. Not to mention, there were numerous structural issues including a flood that ruined a large chunk of my stuff but I was only offered money for dry cleaning. Management here are extremely rude and unhelpful, I went to Marionette on numerous occasions in need of help and she would go out of her way to ignore my feedback and problems. For example, when I was meant to get my deposit back I was expecting the full amount considering that I left the room immaculate and the only issues were from wear and tear over the year (all of which I notified management of) and they still took more than half of my deposit and marionette failed to give me a reason why and wouldn’t even speak to me about it consistently putting the phone down when i rang. I would say to any student looking for accommodation in derby to STAY AWAY FROM THIS ACCOM. There are no redeemable factors that would make me even consider staying here again. The price for what you get is almost fraudulent.

I lived in the accomodation last year it was a complete dump cheap flimsy furniture which ended with me losing my deposit, the room I was allocated looked nothing like the pictures, my door key battery often went faulty leading to me being locked out on numerous occasions causing me to wait as long as 2 hrs for someone to come sort it out.Marrionette was the property manager who was completely useless, rude and condescending not a very student friendly person I'm surprised at how she was in a position to have this job and once again was very rude, she would often ignore what I had to say and would state I don't have time for this"I think some of her actions towards me were racially motivated

Went for a viewing, looks clean and well maintained. The manager Marionette was really helpful and showed us around. Really helped put my mind at ease.
