We purchased a property using this firm of solicitors following a recomendation from the vendor's estate agents, Venmores of Liverpool.The purchase was frustratingly slow due to a change in circumstances of the vendor. We were looked after by Rakin Ebrahim who we found to be highly competent and professional and free of any histrionics. We would not hesitate to recommend him to anyone buying or selling a house in the area.

Our experience with Hawker Jones solicitors, and more specifically Rakin Ebrahim was shockingly poor. There was an overall lack of communication and a condescending attitude throughout the process. Despite our prompt responses to any information he required for the transaction we were not treated with the same level of courtesy. He would never acknowledge that he had received any of our emails. We would get emails 'urgently' requesting information that had been sent weeks previously. When we had any enquiries it took several emails and telephone calls to get a vague and unhelpful response. When it came to the final payment there were extra survey charges, even though we were previously told everything was included In the original quote. We queried the amount as it was more than we had been quoted and again were met with unhelpful responses that were repetitive, condescending and didn't answer the questions we had. As we didn't want to risk the purchase falling through we paid the requested amount and now 6 weeks after completion we have been informed we are due money back from them and we were in fact correct when we had challenged the amount we were being charged. After we transferred the money across we received no confirmation that they had received the payment. Less than a week before we were meant to complete the sale we received a call from the estate agents asking if we had transferred our funds as they'd had no communication from our solicitor to confirm the transaction. Buying a house can be stressful enough but when you have an incompetent solicitor, dealing with the transaction it increases the stress ten fold. From our experience we would not recommend Hawker Jones and would actively encourage people not to use them.

I highly recommend the solicitors, Hawker Jones in Preston. They completed the sale for my house in Liverpool despite the fact that I lived in Canada. They were so helpful and patient with a situation that was very stressful for me.I moved to Canada 20 years ago. So Hawker Jones had a more complex situation for handling the communications for the completion of the sale.My house was a small 2 up 2 down in Toxteth Liverpool. The tenant had lived there since 1986. He was a mentally ill recluse. The Liverpool CC Housing department paid a small rent and the council tax.It was impossible to contact the tenant. Because I was able to prove this to the LCC Landlord Licensing department, they exceptionally gave me a Landlord Licence despite the fact that I lived in Canada.I had a solicitor to help me try to contact the tenant. This was unsuccessful. However, earlier this the solicitor was able to find out that the tenant had moved into a nursing home, get the key to the house and then send it to Venmore AllertonVenmore Allerton sent me some shocking photos of the state of the house. They only way to sell would be by auction or bought by a contractor who would renovate to rent or sell. A contractor did buy it.I am greatly indebted to Hawker Jones for easing the stress of a very difficult situation. They were always so calm and patient with me. They completed much the sale of the house sooner than I expected.

The incompetence of this company's conveyancing services is astounding. The service started in April 2023. In September 2023, still no completion date.Solicitors recommended to me by Venmore estate agents (in south Liverpool).My original case handler, Olivia Franklin, unexpectedly left the firm one day (end of June), for reasons unknown to the firm, dropping my case in the unknown until it was reassigned to a new case handler, Candice Paisley.It looked as if Olivia, when looking after the case for me, wasn't asking the right questions, neglecting to follow up on queries relating to recent legislation (following the reforms for flat safety after Grenfell) meaning further queries where needed. When I complained to a manager about the inconsistencies in the service and the fact the conveyancer wasn't asking the right questions, I was met with the response: 'she doesn't work here anymore, so there's nothing we can do about it'.Queries were outstanding and this back-and-forth continued for some time, and took us into mid-August, with responses and chasing coming in slower than what one might like/expect.I sent an email in regards to my source of funds and a year's worth of bank statements mid-August. Information from this email was only picked up after I had to re-send the information on 1st September because they didn't pick up the first email for reasons unknown.Following that, Candice didn't review that information until a week before the proposed completion date, to find out she needed more information from me including a biometric assessment through an app for my 80-something year old grandad who lives in Australia and is mentally incapacitated to complete. For a gift sent to me a year before for less than £6,000...The company is not forthcoming with contact. You will have to ring and chase them if you want a prompt response. You seldom get to speak to the case handler directly, and are instead palmed off with an administrator.When you pull senior members up on the administrative lethargy, then don't expect anything more than 'we can only apologise' and to be told that your complaints are not helpful in driving the case forward.First-Time buyers be warned - any monies above your wage that you use to buy the property, the firm will charge £75 +VAT (£90) and call it a 'gifted deposit' for each instance of money not from your own earnings/savings.

Hawker Jones offered very good value in selling a flat belonging to an old lady we knew. It was a long process but Rakin Ebrahim stuck it out to the end!
