AVOID AT ALL COSTS !!!One of the worst housing groups I’ve ever experienced. If you are offered a room in their shared hostels in Muswell Hill, these look nice on appearance because they are cheap and their is a promise that you can get on the ladder for a flat but are a complete trap. The place is hiding bed bugs as the houses are old. The tenants are awful! Most aren’t even teachers but people who have been out of work for a long time but they keep them there because they pay the rent. the association have ‘volunteers’ (people who have managed to get the flats) to look out for everyone else - in fact they are there to watch what you do and make you feel bad if you complain. They don’t care health and safety, tenants often leave frying food on the stove with no supervision and the fire door wide open. If you are a single women be especially careful as these places are domestic violence hotspots due to the fact that they are shared kitchen and bathroom. Prior to moving in, I was told there were several violent incidents that had taken place. During my tenancy had to call the police numerous times because of male tenants being aggressive and threatening around kitchen facilities. The housing association are all aware and allow certain tenants to openly smoke drugs and take substances, again because they pay rent. I complained about this with evidence and was told nothing could be done.The housing association will do everything they can to shame you and intimidate you out of making a complaint. They don’t support any kind of tenant groupings as other housing associations do. And above all, you won’t get any sleep as the walls are thin, can hear everything. The price isn’t worth it!

Avoid at all cost when getting flat etc from them, any issue, they don’t respond to emails and they don’t call back. Can normally take minimum 3 months to sort an issue out
