we had a very unpleasant experience with this business. In 2013, we had a little bit difficulty coming to Oxford to check in in the hotel and we were aware at that time of cancelation we would need to pay the full GBP90. So we called owner, Julia, and explained our situation and told her that if she could let the room to someone else in a cheaper price and we are happy to cancel, but we would like to reduce the amount of the cancelation fee, and the amount would be half of the price she let out our room, so we could lose less and she could earn more. But If she could not get anybody in, we would still come to check in but would be a bit late. She happily agreed and just a few hours later she called us and told us she had let the room out to somebody else and told us not to come but insisted on charging the full amount of the cancellation fee. Then we argued that we didnt say we would cancel if the room could not be let out and the terms of our cancellation is only based on she could let the room out and reduce our cancellation fee. And suddenly, she started to talk in Chinese to us and told us this was Britain there was no way we would get any of our money back, blablabla... At the end, she even told us we could still come and she had other rooms. Anyway, we thought we'd better stay away from this and on that day we stayed somewhere else and After seeing so many negative reviews, i am so glad about the decision we made at that time.When we went back to China, we complaited this to booking.com and explained what the situation was. And Julia, the owner, was even telling lies when contacted by booking.com, she insisted that she let the room out after we told her we would not come. Anyway, the customer service could see the price she let out our room for GBP56 and chose to believe our honest version and force Julia to refund us GBP30.What a shame for her.

This is the worst guesthouse I've ever been to. The first floor is okay, with nice beds and rooms. Shame for us we slept on the second floor; Squeeky floors, loud noises all over the place, toilet with no lock, horrible smell and I think prison beds would sleep better.For this room, compared to our friends room which was much better, we paid the same price which was way too high for this room.

The hotel is a much-needed of an upgrade. He needs decorating and as soon as possible. Also a very good clean. Please try not to stop heard. This could be a nice hotel if they spent some money on the decor, I’m keeping it clean.

My family and I have stayed at the guesthouse and we love the calm, friendly and welcoming atmosphere that our hostess provided.Rooms are big, bright and clean.Great location for Headington and transport all about Oxford - we felt very at home and would recommend this place.

We had a warm welcome. We arrived at 8am and were able to leave our car in the car park all day while we walked the Thames. We checked in at 8pm. The room was clean and the shower was good. The decor is a bit dated but it was fine. I would definitely stay here again.

Most of the furniture in the room appear to be new, as was the parquet flooring. But the two bed covers one had a stain or black mark on it. the other had a tear or wear marks.In the bathroom the wooden toilet seat had a split in the gentleman's area, and the seat itself was a loose on its mounting, so was an accident waiting to happen. The hand basin had no water from the hot tap. The boxing in of the pipework looks like it was done by Stevie Wonder, and we never used the shower as it did not look at all inviting.The room was warm enough, and the breakfast was adequate.So overall new toilet seat fitted properly boxing the pipework redecorate the whole room and shower and replace the bed covers.Then it will be worth £85 for the night.

I had a bad experience here. Staying with 3 friends we booked 2 double rooms and arrived to be told we were being forced into 1 room which stank of cigarette smoke. This left two of us on a mattress on the floor and a broken futon.I received very bad bed bug bites on my arms, hands, body, neck and face and was repeatedly refused a refund. I feel like I've been given a very poor service and refusal to give me a refund is disgraceful.I can't believe that im out of pocket for what I received.

Comfortable and clean room in a nice area near to the park and ride service to Oxford and London. Good free parking at the rear of the building. Shops, pubs and places to eat, 5 minutes walk away. The owner, who was friendly, came to let us in within 5 minutes of us calling her, even though we were several hours early than we'd said when she'd called us that morning. Good value for money within this area even though the decor is dated. Given 4 stars because of a broken window with a temporary repair at the front of the property which was a little off putting. Would stop again.

The hotel is not great. Very dirty especially the toilet. Not cleaned at all from previous occupiers/ renters. Very dusty everywhere, (tables, cupboards, tea dish). Milk are run out of date.They are not cleaning the room properly and not even reach the standard. I rated their hotel and service as 0 out of 5. I am not going to book and stay with them again at all. I can not recommend this hotel to everyone.
