Terrible service and unprofessional. Arkade Property (AP) managed my rental property for 18 months and it was a painful experience. I had to constantly chase them to do their job. When the tenants failed to pay their rent I was not informed and had to email AP to resolve the issue. When there were any repair works AP did not source competitive invoices for the work to be performed (e.g. they once quoted me £17,000 for repair work, I found my own builder who did the work for £1500). For the repair work that AP were responsible for no quality checks were done on the completed work, this resulted in substandard work and months of emails trying to get AP (and their recommended contractor) to finish the work to the correct standard. Finally. AP do not perform regular inspections (no inspection done in first 12 months) which results in the accumulation of issues.If you are a landlord do not use AP!!!

The best letting agency I have had the pleasure of letting from. From viewing the property in question to moving in and living in, every single thing has been smooth sailing. The team are incredibly friendly, responsive and pleasant to deal with. Whenever I have had a maintenance request it has been deal with within a few days. The company provide you with your own personal dashboard to log and issue and is addressed within days. I couldn't be happier after having an awful time dealing with the former letting agency. I highly recommend Arkade Property LTD to anyone who wants a hassle free experience of letting.

They mostly nice until your end of tenancy. Then they will do everything to keep your deposit, no matter if you reported the issues or not. They returned about 11% of our deposit. They not taking responsibility for bills after you have moved out. I just had to call the energy supplier to let them know they trying to charge the wrong people since we moved out 2 months ago and we are already paid our finals for everybody/everywhere. Nice start, nice cooperation during tenancy but awful end.

Absolutely do not rent with this company.Out of the £1,000 deposit my flatmate and I paid, they are only planning to return £50. They are keeping £950 for alleged damage and cleaning. Multiple things they claimed needed ‘deep cleaning’ did not, as I and my family spent a full week scrubbing that apartment before we moved out. We left it in better condition than the day we moved in. They have charged me to repaint the bedrooms that did not need repainting. They are charging me for things out of my control, that they expressly told me I would not be charged for which I have in writing. Absolutely appalling behaviour. I DO NOT RECOMMEND. Disgusting treatment, highly unprofessional and immoral.

Absolutely disgusted by the staff and their behaviour. They arranged a viewing and then changed the appointment themselves, even after telling them we're not OK with the changed timing!! After driving all the way from Manchester to Birmingham, came across a huge miscommunication and confusion that caused a lot of issues with matching the timings as 2 staff members were speaking 2 different things! Also had their team member shout at us over the phone! ABSOLUTELY DISGUSTING CUSTOMER SERVICE and BEHAVIOUR!! NOT recommended at all!!!!!

My flat has many issues. Mould all over which is affecting health and my belongings. Not that these guys care. No action has been taken after months of complaints. I'm writing this so that people consider better options in terms of living.

1 year living in one of their apartment : oven, washing machine and dishwasher were not working from the beginning. They slowly changed two of the appliances and left us with dysfunctional dishwasher saying that they exceeded their budget. The apartment contained many undesirable items from previous tenants that were put on the inventory and we were held responsible to keep them in the apartment and not damage them. At the end they found a way to keep 300 pounds from the deposit, namely 160 pounds to remove two beautiful hooks we installed in the hallway, but I suppose this is the letting agency buisness model in the area sadly… avoid if you can, but there must be worse agents around

Excellent service from the team at Arkade. They managed the sale of my house seamlessly - communication was really prompt. They made the whole thing stress-free and quick! Would definitely use again. Thanks Andy!
