Sinclair Properties

My wife and I have had two properties with Sinclairs for four years. We have been deeply impressed by(a) their efficiency and courtesy at dealing with all our requests, and their willingness to go beyond what is strictly contractually necessary in advice. We find them very trustworthy.(b) the evident attention they pay to looking after our student tenants, eg. the responsible approach they took to the possibility of rent default during the COVID lockdowns.

I have been a landlord with Sinclair Properties for 4 years and am consistently impressed with their level of service. The team is responsive, they deal with any property issues promptly, and the tenants have always been very happy and enjoyed living in the property.

I have dealt with sinclairs as a student tenant on many occasions and i have always been thoroughly impressed. Provide a friendly and efficient service, with great staff. Would recommend to anyone!

Be careful read the contract (I know everyone hates doing this and it is confusing jargon, ask questions and write their response on the contract you sign ask the responder to initial this), my son decided the course he was on at uni was not for him and found another course in another city, which was fine with everyone except for the accommodation contract he'd signed up for with the letting agents. Payment needed before the second term and before the student loan came (back to me the guarantor), now we are told we have to wait until the replacement tenant pays before we get a refund of rents for months already paid for that he is now responsible for. This is doubling up on responsibility for the rent owed by the letting agent, IS THIS LEGAL?

Sinclair Properties have truly outdone themselves by not only being the most unprofessional letting agency I have ever come across with but also a law breaking letting agency who happily gave my spare keys to the maintenance team without 24 hours notice (or any notice).When electrical faults occurred in the flat (including a broken fridge freezer, dishwasher and black smoke coming out of the washing machine), actions to resolve the matters took weeks or even months to resolve with no updates on the process whatsoever until I chased it up! Sinclair of course then blamed the landlord for the delays, forgetting about the fact that they have responsibility to chase up the process for me!Sinclair Properties treat my flatmate and I without any respect and is far from being a hassle free letting agency for students. I would have given them 0 stars if I could, think twice before going with Sinclair!

Staff are helpful and the properties are nice.Prices just reflect the York average, not the letting agencies fault if things are expensive.

I've been a landlord with Sinclairs for 10 years and have always received exceptional service. They go above and beyond what would be 'the norm', not only managing the day to day issues that arise with existing properties, but also giving solid advice on other potential investments. Five stars without a doubt.

Overpriced and awful. Rude over the phone. We’ve had no internet for months, maggot infestations leftover from the last tenants, swarms of flies in the house and a broken oven for weeks. They refuse to come and fix any of these issues and constantly give excuses. They offer no compensation for all the money lost when I’ve had to be staying in Leeds.Do not ever use this company!!!

Lets start with a big one: Sinclair lied about having a special deal with Synergy Cleaning. We were told that if we had the property professionally cleaned then there would be no money taken from our deposits for extra cleaning and that they had a deal for Sinclair tenants wherein a 3 bedroom property will cost no more than £80. After the cleaning, I returned to a bill for well over £80 and when this was disputed by the manager of Synergy, it turns out that Sinclair had no such deal and had no permission to publish sed document on their website. The password to download the document was cleaning2017" so it had obviously been updated for this year. They then took £33 total from our deposits because there carpet was stained but apparently we had to ask specifically for the carpet to be cleaned. This was mentioned nowhere on Sinclair nor Synergy's websites and nothing was ever mentioned via email or in person.Sinclair has proven itself to be a company that has broken the law so many times

I've always found 'admin fees' dubious at best but getting less than £50 back of my £200 deposit may have been tolerable if I could see where it had been spent. After informing Sinclair I would be vacating the property, they told me they would be glad to assist me in finding a replacement tenant. I didn't expect much, and got just that. Not only was my rent taken despite finding a new tenant , I was told I wouldn't be refunded until the new tenant hadn't complained (the new tenant didn't know this either), because as they hadn't inspected my room to deem it in satisfactory condition. The new tenant informed me he was waiting for correspondence from Sinclair, even though his details had been provided and they assured me it was 'just a case of sending emails'. Although their inordinately long pre Christmas eve through to new years holidays seemed odd to me given previous landlords availability, I didn't question it. However, I'm prompted to write this review after receiving a message regarding council tax after personally bringing my exemption forms into their office and giving to a staff member who assured me he would see to things. After calling the council directly I was informed they had still not provided the forms over a month later, and therefore I'm quite confused at what admin fees are paying for.However, the 1 star is for the two ladies in the office who are notably more helpful.
