Gatekeeper Estate Agent and Letting Agent Witney

It's taken me years to get free of this agent, so please be very wary of signing a contract with these people.The rent Gatekeeper was able to achieve was significantly lower than the agent I use now.The maintenance work done by their contractors was often very over priced and of a poor standard.So issues were not rectified and I was forced to pay over and over to fix the same thing.One example is a bathroom that was leaking for years. When I moved to the new agent, the issue was finally fixed at a good price.The property is a house in multiple occupation which is let by the room, so to get rid of this agent, I had to serve notice on all of the tenants I had already paid them to source!I felt sorry for the tenants, but the alternative was to stay with Gatekeeper.The reason I had to serve notice was they said they would continue to charge me commission for the life time of the tenants, even once I had sacked them as an agent and paying a new agent to manage the same tenant and the property. Gatekeeper would literally be getting paid for nothing!This whole process cost me a lot of money, due to voids and returning the rooms to a lettable standard.The last tenant to leave, was so desperate to stay I felt sorry for him. Gatekeeper said that the only way they would release me, and not have to pay them commission for life to allow him to stay, was to pay them a whole month in rent. Because felt sorry for the tenant I reluctantly agreed to it. In light of the fact I had informed Gatekeeper of their many significant failings as an agent, I find their attitude to both me and the tenant to be utterly ruthless!The new agent is a lot more pro active and involved in the management of the property. They are making sure the cleaners are doing a good job and that maintenance issues are addressed before they become an expensive issue. I cannot say the same for Gatekeeper.I am so glad I got Gatekeeper out before the tenant eviction ban comes in (see Renters Reform Bill). Under the new rules coming, I would not be able to serve notice on the tenants using a section 21. I would then have been stuck with them for many years to come, which would have cost me a lot of money, stress and hassle!So again, please be very wary of signing a contract with these people...

I have gone through viewing one of the property at Madly Brooks lane Witny,She arrived promptly at our scheduled meeting time of 10am to give me the tour. Jane was friendly and knowledgeable about the property and neighborhood. She was able to answer all of my questions about the flat's amenities, utilities, and nearby conveniences.Jane was professional in her appearance and conduct. She seemed genuinely interested in finding a good tenant for the flat. She highlighted the home's best features like the large living room and recent kitchen remodel while also being upfront about the dated bathroom and small second bedroom.Overall, Jane was an excellent representative for the landlord and property management company. She was organized, engaging, and transparent during the entire flat viewing. Her strong communication skills and personable demeanor made me feel comfortable and informed throughout the visit. I appreciate the time Jane took to thoroughly show me around and respond to all of my questions and concerns. She is clearly experienced in conducting flat viewings and ensuring potential tenants have all the details they need. We haven't apply for this property but looking forward to see more

We arrived about 3 minutes early, assumed someone was waiting for us as windows were open. Rang bell, answered by painter who had 7ft ladder resting on stairs. He was unaware of our visit. He allowed me to use his phone to chase up the agent who was supposed to show us round. About 10 minutes after appointed time two young ladies arrived. When I mentioned the place was being decorated, they were unaware. We had to be very careful climbing the stairs due to the ladder. I assume one of the ladies who spoke with us was reasonably new at the job as she found the decorating paraphernalia around all rooms distracted her and need guidance from the other lady. The apartment was not ready for inspection because of the decorating and some of the temporary wiring added by the previous occupier had not been removed. This is something you will need to address with owners before arranging inspections of property.

Cowboys who always side with the landlords; will inconveniently schedule checks to take pictures of the flat and be guaranteed to be pelted with a hefty bill at the end of the tenancy regardless of the state of the flat. The main reason for their 4.6 rating is because they hassle people should you leave a real review. Avoid if you’re a tenant, great for landlords- Tenant of 2 years

Gatekeeper has been incredibly patient and helpful with this process. Shirley showed me the house and was very engaging, kind and answered all my questions with great patience. I felt truly welcomed in the home. A lovely experience, would definitely recommend!I spoke to Kenya Ferguson to organise the entire viewing and talk through various questions about the house and she was incredible and very accomadating! Overall, this entire process has been very smooth, the best yet!
