Joke of a company. Pay a lot of money, which isn't a choice, to have the estate my flat is on maintained and looked after, but they do the bare minimum and very quickly. When I first bought the flat they said they would build a play area for kids, which they haven't and now the kids play on the bins next to my flat and make such a mess. I have phoned 4 times within a space of 10 days to register a job to clean up the area and each time I get informed that the correct individual will call me back but doesn't.

They do not even deserve one star. The single worst organisation I have ever had the displeasure of dealing with. They have some of the most incompetent and inept staff I have ever dealt with, who are almost impossible to get ahold of.Euan Urquhart of the Aberdeen office is representative of the company as a whole. Completely inept, incompetent, dismissive of those he works for and unfit to hold any job whatsoever. A complete embarrassment to his bloodline.Do not ever consider employing them to factor your site. If you are looking at buying property on their site, look elsewhere. I will never, ever purchase property on any site James Gibb deal with and I encourage everyone to consider them when making property portfolio decisions. They are without doubt the worst factoring company I have ever dealt with.They utterly forget that WE pay THEM. The disdain with which they treat homeowners should be criminal. Some might say that’s exactly what they all are. Avoid at all costs.

They do absolutely nothing and just take money. They don't fulfil their legal obligations with regards to fire safety. Money for old rope and they get away with it time and time again!

Disgrace of a company. Very uncooperative and arrogant. Not sure how they are still open. They need to remember without us they would be nothing. Overcharging for work that quite frankly hasn’t been done, also paying for other peoples debt and solicitor fees to collect the debt. £8,000 to cut grass? Pulling the wool over our eyes. Avoid at all cost, never dealing with them again.

Shockingly bad customer service, take weeks to reply to emails. I pay around £700 every 1/4 and don’t really understand why, also can’t log into my account and have told them this multiple times with no help to resolve. the cleaning is awful, door way smells like dog urine, branches above cars aren’t cut and scratch car. Over charging for stuff and when it wasn’t actually fixed they then recharge you for the same issue. Joke of a company, would avoid at all costs. Currently being asked to repay someone else’s debt whom I wasn’t even in the biuilding with when they were there 5 years ago, so now it’s apparently up to the other home owners to pay someone else’s dept, maybe the other owner couldn’t afford to pay due to their prices being so high. James Gibb would never put themselves out of pocket just the owners who already pay a fortune for them not to do their job.

James Gibb have been the factoring agent at the development for approximately 3 years having replaced Aberdeen firm, PMC.In all fairness, I was actually quite impressed with James Gibb, more so their contractors until James Gibb saw fit to replace the development manager with Adam Hughes mid 2023. Since then, the level of service has been an absolute disgrace. James Gibb have issued ballots on issues that they have no legal authority to effect nor honour, if they did, it would have been in complete disregard for the Deed of Conditions and all those who have a stake in the properties; owners and mortgage providers alike. Only after independently consulting solicitors (at a personal financial cost) and having this point conveyed to James Gibb, did they backtrack and fabricate mistruths to cover up the incompetence. Adam Hughes saw fit to claim that the ballot was issued prior to his taking over as development manager, although it was his name at the bottom of the letter that accompanied the ballot. James Gibb and the “development manager” performed no due diligence before issuing this ballot and obviously have no appreciation for legally binding contracts and the burden of adhering to the stipulations cited within.In addition, the “development manager” also removed operational, privately owned property without the knowledge or consent of the owner and has then failed to return the property upon removal. This, I consider to be theft. James Gibb feel the need to charge owners for the replacement of working fixtures. Again, no due diligence or common sense pursued in this action.James Gibb also cannot seem to apportion costs correctly having charged an equal share of the cost of replacement of lights in a communal block to a totally separate self contained flat. On top of this, they also do not adhere to their own management contract, whereby they stipulate that they can commission works up to the value of £25 per property (inclusive of VAT) without the need to consult the respective owners. Instead they do whatever they please. Again, this shows both utter incompetence and a complete disregard for legally binding contracts and their employers.As a paying customer and having received such diabolical service, a complaint was issued to James Gibb, which was just another opportunity for the factor to show a complete lack of respect to their employers/customers, as no acknowledgement was received in the specified timeframe as per their complaints procedures. The issue has now been escalated to the FTT.If James Gibb had any decency they would terminate the contract with the development for gross misconduct on their part.

Horrible, ruthless organisation that are only interested in bleeding residents who do not have a choice but to maintain them as a factor out of as much money as they possibly can. It takes on average 10 attempts to actually get a hold of someone, and when you do you are told that they can't help you. You ask to speak to a manager/superior and no one is ever available. Meanwhile they continue increasing the Administration Charges" and make it as prohibitive as possible to resolve the issue. It is clearly their business strategy to harvest revenue in this manner and they get away with it because they know how difficult/unlikely it is that residents will be able to remove or replace them as their appointed factor."
